Buy St. Louis Investment Property Against a Written Buy Box

I help investors buy multifamily and rental property in St. Louis City and County. We write your buy box first: property type, units, areas, price basis and condition. Then I search against it, pull sales comps and rent comps on each property you pursue, structure the offer, and manage the contract timeline to closing.

01 / WHAT I DO ON AN ACQUISITION

What I Do When You Buy Multifamily or Rental Property

Search and access

Written buy box, MLS search, showings and a fast read on what fits and what doesn't.

    Comparable sales

Sales comps that match condition and basis, not just the zip code.

      Rental assumptions

Rent comps from public and MLS data. Vacancy, taxes, insurance, utilities and capex are assumptions you and I test together.

        Offer structure

Price, terms, contingencies and timeline. Financing and inspection windows built to the deal.

          Inspection and contract

Inspection timeline managed, with your lender, inspector and attorney coordinated.

            Complimentary preliminary analysis

Send me the numbers you have. I pull comparable sales, review the assumptions you provide, and flag what is not verified. This is a preliminary review, not formal underwriting. I do not project or guarantee returns.

              02 / ASSUMPTIONS WE NAME

The Assumptions Behind Every Rental Property Deal

              Rents:
comps, current rent roll if any, vacancy allowance
              Operating costs:
              taxes, insurance, utilities, management
              Capex and renovation:
              scope uncertainty, permits, timeline, carry
              Financing:
conventional, DSCR, hard money, seller financing, subject-to (general topics; ask your lender and attorney)
              Exit:
              hold, BRRRR-style refinance, resale

Each line is an input from you. I flag what is unverified and bring comps to test it. I don't project returns.

              05 / QUESTIONS

              Investor buyer FAQ

Do I need a finished buy box before we talk?

No. A strategy, property type and area is enough. We write the rest down together.

              Do you only show multifamily?

No. Multifamily is a particular interest. I also work with rentals, flips and value-add property.

Can you tell me what return I should expect?

No. I don't promise or predict returns. I bring comps and flag assumptions. Your CPA, lender or advisor weighs in on the financial side.

Can you help with lenders, contractors or creative financing?

I can discuss what to ask lenders and contractors, and walk through financing structures as general topics. I can't promise specific providers, and subject-to or seller-financed structures need your attorney.

Are you also buying as an investor?

Yes, I also invest in St. Louis real estate. If I ever have an interest in buying a property connected to your transaction, I'll disclose it to you in writing before any offer or contract. You can choose another agent for that deal.

              How are you compensated?

I'll explain how I'm compensated before you sign anything.
